Single Storey Extension

PLANNING AUTHORITY: DARTFORD COUNCIL A Stunning Single Storey Extension in Dartford, designed with Bi-Folding doors connecting the interior living space to the Garden. We decided with our clients that replacing their existing timber decking at the rear of the property would allow room for the single storey extension. Inside we proposed to demolish the existing kitchen wall to create a large open plan  "L shaped" kitchen diner; there is also an island unit/breakfast bar incorporated into this space. This will have a large over hanging roof with LED lights along the top giving the space a sophisticated feel. The new raised patio and interior conversion will have identical tiled floor finish, allowing for a seamless transition from the interior to the exterior.

For our clients at 39 Reaburn Avenue, we undertook a complete Architectural Design Service comprising of the following Project Brief:
  1. Demolish existing timber decking to rear of property making room for new single storey extension.
  2. Build new single storey extension to rear.
  3. Suggest going into rear garden with extension 4m from existing main house rear wall and going from the LH elevation wall 3.2m across the rear of the property.
  4. Demolish existing kitchen external rear wall/French doors leading into the extension to form large, luxurious open plan Kitchen/Diner.
  5. This will provide a fantastic large open plan “L” shaped space for your Kitchen/Diner perfect for incorporating an island unit/breakfast bar and dining table, including a soft seating chill out area as well.
  6. Add bi-folding doors to RH elevation maximising natural light with Bi-folding windows over wall to the front elevation.
  7. Raise Patio Area creating flush floor finish through Bi-folds into Kitchen/Diner. In summer with the doors open this creates a seamless transition between outside and inside effectively making the Kitchen/Diner feel even larger. Particularly if new raised external patio area is fitted with identical tiled floor finish to Kitchen/Diner.
  8. Form new steps from proposed raised Patio Area to Garden.
  9. Give design options on a new porch with a door to the front elevation.
  10. Extension roof options:
  11. New flat roof – Can incorporate large over-hanging roof such as image 10 attached. Can also incorporate LED lights. Creates a nice modern contrast to a traditional property, also easy to incorporate glass skylights maximising natural light in this area. Approximate construction budget £20,000 - £30,000 (Excluding Kitchen)
