Single Storey Extension, Garage Conversion & Porch

PLANNING AUTHORITY APPROVED: DARTFORD BOROUGH COUNCIL Our client Norma came to us originally with the view to change their conservatory to a Bedroom with accessible Ensuite. Norma also wanted to create a new internal Porch. When we first viewed the property it was clear there was much more that could be done for their budget. Norma had quite a small Kitchen and there was an odd courtyard area between the conservatory and the Garage which was wasted space. The conservatory was also losing lots of heat in winter and was not a comfortable place to sit in for much of the day. Before we done anything else we sat down with Norma to get a full understanding of all the issues and presented our ideas on how we could make things much better for her and her husband with a reconfigured, extended home. These included creating an open plan Kitchen/Diner with roof lights and bifold doors maximising the natural light in this previously dark area. With opening the whole area up it now become a much more usable social space which has now ended up being used more than their Living Room. With the addition of a new internal porch and glass door to the Kitchen/Diner the clear unobstructed line of sight all the way from the front door through the Kitchen/Diner all the way to the back garden creates the feeling of more space and connects the inside with the outside seemlessly. We also extended and converted the rear of the Garage into a Utility Room meaning the Kitchen/Diner is always free from clutter and mess. The new front porch provides a great warm area to take off shoes and wet coats out of the rain and cold. We also created a new ground floor Bedroom with accessible Ensuite. This was important for Norma in planning ahead as getting up and down stairs was starting to prove more difficult since retirement. What was unique on this project was how we persuaded Norma and her husband to go for an amazing new open plan Kitchen/Diner which she now feels is the best part of the whole project despite it not being her priority at the start. We were able to help Norma visualise how it was going to look and how much more she will enjoy her home once it was completed.
