Single Storey Extension

For our clients at 42 Francis Avenue, we designed a modern single-story rear extension, loft conversion, and general internal conversion to a quaint traditional semi-detached bungalow on the outskirts of Bexleyheath. The additional space is used to extend both the living room and the kitchen at the back of the property. The internal reshuffle also allowed for the creation of a utility room and a staircase to the newly converted loft which houses a new bedroom.  Additionally, the ground floor toilet was also given a modern makeover to match the newly refurbished ground floor.

Work was initiated on the extension through the removal of a prior extension. The old extension was a dilapidated box extension at the rear of the property, which was deemed too small for the clients. The new extension was attached to the main body of the house via the removal of the rear existing living wall. The newer extension also extended 3m into the garden for additional space.  The expanded area was used by the addition of a dining area alongside the kitchen, which provided a communal area whilst cooking and eating. The living room alongside was also extended which was fitted with a set of bi-folding glass doors giving a large view into the garden whilst allowing natural light to enter the house.

The additional space also shifted space towards the rear of the property allowing for the creation of two new spaces in the middle of the property. One is a new utility room connected to the kitchen, used for storage, and can act as a spillover room from the kitchen, where the washing machine, tumble dryer or fridge can be placed.  This room is adjacent to the ground floor toilet which was remodeled to match the new modern design that the house was now sporting. The other new space created was utilized to create a staircase to the loft which was also converted.

The loft conversion turned a previously unused space at the top of the property into a new master bedroom fitted with two roof windows allowing for natural light to enter the new room.
