Single Storey Extension

PLANNING AUTHORITY BEXLEY

For our clients at 71 Francis Avenue, we designed and built a modern single-story rear extension to a charming traditional terraced house on the outskirts of Bexleyheath. The additional space is used to extend both the living room and the kitchen at the back of the property.

The planning and design stage was initiated on the extension through talks with the neighbors, as they already had a rear extension, which matched the dimensions that we were planning to create. Therefore it was beneficial to try and negotiate a shared party wall for the extension. After this was agreed, work was initiated through the removal of the garden patio, as it occupied the location where the extension would sit upon.

The extension was built with natural light in mind, as large windows, and bi-folding doors are defining features of the extension, allowing as much natural light to enter the rear of the property. The space opened up allowed for the kitchen to expand further out as well as the expansion of the living room to fill out the remaining space in the extension.

Additionally, the patio was rebuilt on the outside of the extension, and steps leading from the extension to the garden were placed to transition the inside to out.
